Pod Philly – Development

Pod Philly opened in September 2019 as Philadelphia’s first micro-hotel. Pod Philly is a vibrant and exciting alternative to the typical hotel experience. From our efficient and streamlined pods to lively communal spaces anchored by Condesa, Pod Philly is a hub for guests and locals alike. Located in the heart of Center City, only two blocks from Rittenhouse Square, Pod Philly is finally a place where you don’t have to spend it all to get it all.

  • 3 unique on-site F&B spaces, including a 11th-floor eatery with retractable roof. 

The Normandy Hotel – Successful Turnaround & Exit

  • In 2013, the Normandy Hotel in Washington DC was marketed for sale. The eventual purchaser engaged Modus to conduct operational due diligence on the property.
  • After reviewing the hotel P&L’s, Modus identified 4 cost opportunities: excessive breakfast costs, housekeeping payroll, laundry costs, and “wine hour”.
  • Modus presented recommendations to a capital partner that vetted both Modus and the opportunity and signed on to the deal as the LP.
  • The ownership group engaged Modus as the hotel manager and within 12 months Modus implemented its recommendations.
  • In Q4 of 2018, the owner signed a PSA to sell the hotel, resulting in a 17% IRR. This engagement exemplifies Modus’ breadth. Modus identified the opportunity, helped raise the capital, implemented its recommendations and lead the disposition process.
