Each Modus Hotel is more than just a place to sleep. At Modus, we are connecting guests to personalized, authentic experiences — within our hotels, in our neighborhoods and throughout the city. 

We believe lifestyle is not defined by a brand name or an interior design scheme. It starts with the personalized service delivered by our colleagues. We create lifestyle experiences across our portfolio, from independent hotels to branded assets. We utilize our local knowledge and relationships to develop unique programming and partnerships at each property.

Micro Hotels

The new way to stay. We pioneered this value-driven trend in Washington, DC and have since expanded to other markets. Defined by space-saving, efficient rooms and lively communal spaces, micro-hotels offer an exciting, technology-forward hotel stay in an ideal location, without spending it all.

From construction to brand development and operations, we have extensive experience across multiple micro-brands:

  • Pod Philly – Modus partnered with The Pod Hotels to develop and operate the brand’s first locations outside of New York City. With functional quirks like bunk beds, cleverly placed TVs and storage areas, and sleek, minimalistic furniture, each Pod Hotel offers travelers everything they need and nothing they don’t. Pod Philly features 252 rooms, a fully-equipped gym and three distinct food and beverage experiences. 
  • Motto by Hilton – Modus converted Pod DC to Motto by Hilton Washington DC City Center, which opened in 2020 as the first Motto location worldwide. Motto caters to travelers looking for value and one-of-a-kind experiences by bringing together the best elements of a lifestyle hotel– efficient guest rooms, activated social spaces and locally inspired food & beverage. Motto DC contains 245 rooms and 10,000 square feet of public space. The hotel is LEED certified and features Hilton’s connected room technology, allowing guests to use their phone to control climate, lighting and stream personal media to the TV.
  • Hotel Hive – In partnership with Abdo Development, Modus opened Hotel Hive, Washington DC’s first micro-hotel, in 2017. Hotel Hive is a buzzing experience for travelers and locals alike thanks to a first floor bar, pizza shop and rooftop lounge.  The 100-year-old historic building still features the original brick and exposed beams. Hotel Hive contains 83 rooms ranging from 125-250 square feet. Modus is continuing to partner with Abdo to bring the nationally-trademarked brand to other East Coast markets.
